The Orchard ⬛ Workshop

This exciting project is located within an area designated by the local Planning Authority as a landscape of particular geological interest.

Picturesque Location

Within this rural area of Newport, the site is situated on low lying land which offered picturesque views over the countryside, although created challenges with drainage and groundwater levels. Because of these vistas, the design required a sensitive approach to the surrounding landscape and needed to be sympathetic to its surroundings while being functional and meeting the needs of the client.

The brief for this project consisted of a new build garage and workshop adjoining an existing dilapidated brick built Hay-loft. The garage needed to meet the requirements of `Permitted Development`, resulting in the Client not being subject to Planning Approval in an area where significant Planning restrictions are in force.

Scope of Works

DPS Architecture were appointed to complete the full detailed construction drawings and Specifications; these drawings were then submitted to obtain Full Building Regulation Approval and convince the planners that we had met the requirements of the Permitted Development regulations and obtain a Lawful Development Certificate before construction could begin.

The construction drawings produced as part of this design included a full set of three-dimensional sectional drawings, detailed plans, elevations and a series of coloured `option` renders to aid in illustrating the design to the client.

The resulting design sat sympathetically with the existing `Hay Loft` and allowed the Client to use the newly created spaces as a fully functioning Workshop.
